Project Scope of Work:

Project is a 64 unit condominium single structure 4 story building. Existing roof is 3 tab fiberglass shingles with galvanized metal roof flashings and vents. Scope of work involves the complete removal of all galvanized metal roof flashings including valleys, vents, lead stacks and expansion joints. Existing 3 tab shingles are to remain. New 26 guage galvanized 3X3 drip edge with polyester coating is to be installed at all perimeters color is white. New lead stacks are to be installed at all PVC pipe vent penetrations. New 26 guage galvanized metal roof vents are to be installed. New 26 guage galvanized 16" valley is to be installed. New expansion joint with neoperene baffle to be installed where currently sheet metal expansion joint exists, expansion joint to be installed in accordance with manufacturer recommendations. New 40 year dimensional shingles to be installed with 1-1/2" galvanized ring shank nails, 6 nails per shingle, in full accordance with manufacturer installation instructions. If pneumatic equipment is utilized for the installation of shingles, nails manufactured by Paslode will be required. Shingle manufacturer 40 year warranty will be required. All major shingle manufacturers that fulfill warranty requirements will be considered. Color to be determined.

Special Notes/Conditions/Housekeeping

Bidding contractor to verify all field dimensions and existing conditions to fully comply with the specifications. Existing structure is wood trusses with ˝" plywood sheathing, 30# felt nailed and tin tagged to plywood with 3 tab shingles nailed. Project site must be maintained clean and organized at all times. No debris shall be stocked, all debris must be placed directly into a refuse container.

Roofing Consultant:

This project is being overseen by E-Roof Solutions, Inc., as Owners Representative, any and all questions are to be directed to tech@eroofsolutions with the job number 574 PROMINENTLY DISPLAYED. If e-mail is not available inquiries may be faxed to 954-474-3210. E-mail inquiries are usually answered within a few hours.

Site Conditions:

It is the responsibility of the bidding contractor to completely familiarize himself with all existing conditions. Any damage to the property caused directly or indirectly by the roofing contractor must be repaired to original condition at the expense of the roofing contractor.

Current Building Use:

Current use is a residential condominium. All roofing operations will be conducted from the front of the building. Parking lot will be cleared with 48 hours notice to the Owner of commencement of the work. SAFETY OF ALL INVOLVED TAKES PRECEDENT OVER ALL OTHER CONSIDERATIONS.

Insurance Requirements – Contractor Qualifications:

Minimum insurance requirements of 1,000.000.00 general liability per occurrence and statutory workers compensation. Certificates listing the Owner as additional insured are required. Certificates must be issued and received 7 days prior to start of work, NO WORK WILL BE CONDUCTED PRIOR TO RECEIPT AND VERIFICATION OF INSURANCE COVERAGE. Contractor must be an approved applicator for the roofing system manufacturer utilized, verification of approval and a copy of application for warranty must be provided to Roof Solutions prior to commencement of the work. If application for warranty is made electronically a printed copy of application may be faxed or e-mailed.

Payment:

Payment for project number 574 will be in full upon completion, final inspection by Owner, Consultant and local governing building department and issuance of required manufacturer warranty paperwork. In the absence of final warranty paperwork an amount of 15% of the contract amount will be held pending issuance of the warranty. If Contractor produces a letter from the system manufacturer that the project number 574 has been inspected and passed and the warranty is forthcoming the withheld amount will be reduced to 5%. No funds will be disbursed for this project prior to completion.

Bonding:

No bid, payment or performance bond is required for project 574.

Permits:

It is the responsibility of the contractor to obtain and pay for all permits, licenses and approvals necessary for the completion of the work.

Scheduling:

Commencement of the work shall be within 20 days of contract award and completion 30 days thereafter. 5 days of inclement weather delays are incorporated in the 20 day completion allowance.

Existing Site Conditions:

Power is available. Restroom facilities must be provided by roofing contractor.

Consultant/Owner Inspections:

From time to time during the course of this project photographs will be taken, these photographs will be utilized to verify compliance with the scope of work, manufacturers specifications and to provide documentation of proper completion of the work. These photographs will include review of equipment utilized for the completion of the work and verification that the equipment is at its proper setting. Contractor shall provide 48 hours notice to Owner of material loading on project and commencement of work. Upon notification by Contractor of final completion the Owner will complete final inspection of the work and structure to confirm adequate clean up and preservation of the structure. Any work not in full and complete compliance with the manufacturer’s specification will not be accepted, repair and replacement of defective work will be the responsibility of the Contractor.

Guarantees/Warranties

The contractor shall guarantee the work to be free from defects in material and workmanship for a period of 4 years from date of completion. Shingle manufacturer 40 year warranty is required. The Contractor is required to repair any and all defects in material in workmanship even if said defect are not the direct cause of a leak.

Project Supervision:

The Contractor will maintain at all times during the course of the work a competent english speaking experienced knowledgeable Superintendent.

Material Storage/Equipment:

All material shall be stored in a neat dry condition in original manufacturer packaging. Damaged material will not be accepted. All equipment will be in full safe complete operating condition. All equipment must be in full safe operational condition in compliance with O.S.H.A. standards.

Code Requirements:

This project must comply with SBCCI, South Florida Building Code. All materials must have Dade County Product Approval.

Submittals:

Required for project 574, sample of ASTM 30#, sample of nails, cut sheet on shingles including installation instructions, cut sheet on nails, cut sheet on vents, cut sheets on expansion joint. Submittals should be submitted in smallest practical sections no later than 7 days after notice of award to ERS.

Notice of Commencement:

Notice of Commencement will be provided by Owner to successful bidder.

Proposal:

Proposals in the bidders format are acceptable. Reference must be made that proposal is in accordance with scope of work in strict accordance with manufacturer specifications. Proposal must clearly state proposed system manufacturer. Provide unit pricing for square foot deck (plywood) repair and replacement and lineal foot fascia repair (2X8 Cedar). Provide alternate price for 30 year dimensional shingle in lieu of 40 year. In the alternative provide hourly rate for journeyman roofer, helper, laborer. Proposal shall be valid for 60 days from date of issue. The Owner reserves the right to reject any and all bids without cause. Code/Specification Conflict:

It is the intent of this scope of work to provide this Owner with the most cost effective, technically correct roof installation available in full compliance with State and Local Building Codes. If any conflict occurs the more stringent provision will take precedence.

Safety:

A safe project for the Owners and Contractors personnel takes precedent over all other considerations. Contractor is responsible for compliance with all applicable O.S.H.A. standards.
